Assettrust Housing is a privately financed affordable housing provider specialising in shared ownership properties. Working in conjunction with sector stakeholders (Government, regulators, Registered Providers, Local Authorities, house builders, lenders and investors) Assettrust Housing has developed a variety of capital release and off balance sheet funding solutions that maximise the value of shared ownership stock. Assettrust Housing’s three principal offerings are:

OwnYourHome
OwnYourHome releases capital equivalent to 70% of open market value from social rented properties to Providers in two ways. Firstly, our exclusive OwnYourHome shared ownership mortgage product (provided by the UK's leading lenders) allows a 25% discount on the share purchased to be used as a deposit. Secondly, Assettrust Housing purchase the residual of the shared ownership property via an off balance sheet entity. The result is more than twice EUV-SH is released which is sufficient to deliver one new social rented property for every sale.

Shared Ownership Funding Model
An off-balance sheet funding model that delivers up to 110% of the current discounted cash flow valuation (EUV-SH) of the landlord’s interest.

New Shared Ownership Delivery Model
A Grant free model for the delivery of new affordable housing on a shared ownership basis that delivers up to 85% of the property open market value via an initial shared ownership sale and off balance sheet funding.

An off-balance sheet transfer of shared ownership property to a not for profit company allows Assettrust Housing to aggregate significant portfolios of shared ownership properties and deliver efficient funding from institutional investors.

In all cases the vendor of the shared ownership property receives the full value of the funding, after predetermined costs. They can also elect to buy the property back after the funding period.

If desired the vendor can retain the management of the customer and the property for the length of the shared ownership lease.
